All properties are suitable for Unyca-Ream. Unyca-Ream was created to manage your property 360°, from booking to communications with guests, through payments, cleaning, and everything necessary to offer unforgettable stays and quality experiences.
Unyca-Ream was created to satisfy accommodation requests in the city of Florence, but your property is certainly suitable even if it is located in any other Italian city.
How much do I have to interact with guests?
We take care of everything.
The main services of Unyca-Ream are 360° management (from booking to payments, including all communications with guests), maintenance and cleaning (your property will always be in optimal conditions for guests), marketing and promotion (we promote properties through online and offline channels, to attract more guests and increase the occupancy rate), and high-quality assistance (we provide information on services and activities in the area, answer guests’ questions and resolve any problems ).
Do I have to make my property available all year round?
Through Smart Pricing we optimize accommodation profits, while guaranteeing a competitive and convenient price for customers, all year round.
We use advanced tools and software that allow us to constantly monitor market demand and other relevant factors, so as to increase the accommodation occupancy rate and improve customer satisfaction.
Don’t worry, in all of this you can always block dates on which the property will remain at your complete disposal, that of your family or your friends.
On an economic level, how does it work?
Once contacted, Unyca-Ream develops an economic proposal that keeps track of many factors (the location, the number of rooms, the condition of the property, the services offered and the proximity or otherwise to essential services, to name a few ).
Within the proposal, it will be highlighted how much the property can obtain per day and the saturation during the year, data that emerges from a complete analysis of the territory in line with the evolution over time (it is nothing other than the estimated turnover of the property in the various months).
You can choose between two types of proposals, a guaranteed rent, or a percentage management, through which you can obtain a tax relief (savings) of up to 50%.
Remember, for the management of the property, cleaning costs, OTAs towards third party platforms (Airbnb, Booking) and the percentage towards Unyca-Ream will then be deducted.
